Booking Terms and Conditions

To confirm your stay at Espacio Fenómena whether booking a single room, a full property buy-out, or joining an organized retreat a 50% deposit of the total amount is required at the time of booking.

The remaining 50% balance must be paid in full no later than 30 days before arrival.

Payments are made by bank transfer in euros (€).
Bookings made within 30 days of arrival must be paid in full at the time of booking.

Failure to pay the remaining balance by the due date may result in the cancellation of your reservation and the forfeiture of your deposit.

Deposits are non-refundable.
However, if you cancel more than 90 days before arrival, your deposit may be transferred as credit for a future stay or retreat within one year from the original booking date (subject to availability).

If you cancel between 31 and 90 days before your stay, your deposit may be transferred as credit or refunded at 50%, minus a €70 administration fee.

If you cancel within 30 days of your check-in date, no refunds or credits will be issued unless we are able to rebook the property or room for the same period.

For full property buy-outs or retreat bookings, cancellations made within 60 days of arrival are fully non-refundable, as the house will have been blocked for exclusive use.

We strongly recommend purchasing travel insurance that includes “cancel for any reason” coverage to protect against unforeseen events.

Late check-outs will be charged as an additional night of accommodation.

Espacio Fenómena is a guest house, not a hotel. By booking, guests agree to respect the property, its surroundings, and other guests.

The kitchen and common areas are shared unless you have booked the entire property.
Only registered guests are allowed to stay overnight. No external visitors or events are permitted without prior consent.

Guests are expected to keep all areas tidy, wash used kitchen items, and respect quiet hours (23:00–07:30).

If you book the full property for a private retreat or group stay, you assume responsibility for the behavior of all participants.

Any damage to the property, furnishings, or equipment must be reported immediately and will be charged at replacement or repair cost.

Organizing external activities, workshops, or catering services requires prior approval.

Espacio Fenómena is not responsible for cancellations or disruptions due to events beyond our control (e.g., natural disasters, strikes, pandemics, or travel restrictions).

Guests must maintain respectful behavior toward others and the property.

Smoking is allowed only in outdoor areas.
The use of candles, incense, or open flames indoors is strictly prohibited.
Drug use is not permitted on the premises.

Espacio Fenómena reserves the right to refuse accommodation or ask guests to leave if behavior is deemed inappropriate or disruptive.

Espacio Fenómena is not responsible for loss, theft, or damage to personal belongings.
Guests are responsible for their own travel and health insurance, including coverage for accidents, medical emergencies, or cancellations.

By staying at Espacio Fenómena, you consent to the possible use of non-identifiable images of the property for promotional purposes.
If you prefer not to appear in any photo or video, please notify us in writing before your stay.

These Terms & Conditions are governed by Spanish law.
Any dispute will be subject to the jurisdiction of the courts of Lanzarote (Spain).

Espacio Fenómena reserves the right to modify these Terms & Conditions at any time.
Updated versions will be published on our website and apply to all subsequent bookings.
